Project Manager (Lighting and Mechanical)

Summary

Will lead a team of 4+ project managers/developers in the execution of turnkey lighting projects at commercial and multi-family facilities in NYC and Northern NJ.  Responsible for providing feedback to leadership on workload and project statuses for planning purposes.  Shall conduct their work and communications with clients in a professional manager as to support client relationships and ensure a successful project execution.  Properly manages changes in scope, schedule, and budget and appropriately escalates issues to leadership.

 

Role Description

  • Prioritize and manage turnkey lighting and mechanical projects in line with leadership and sales efforts, development, and engineering activities
  • Attend site walk-throughs and bid meetings with contractors and vendors
  • Execute with accuracy all fiduciary requirements including installation budgets, revenue and expense invoices, project cash flow and monthly forecasts
  • Lead and attend team meetings to discuss and document project updates and needs for upcoming and active projects as well as kick-off meetings with customers
  • Support sales team in customer interactions including meetings with property managers, building engineers and staff, communities and boards
  • Qualify and manage subcontractors, vendors, and distributors, and maintain contracts
  • Prepare and negotiate, in conjunction with Legal, Sales and Management, all project contracts and change orders
  • Create, review and edit as necessary customer deliverables including program development reports, presentations, contract documents, bid documents, and all documents including risk review packages, deal review documents and financial forecasts
  • Schedule and properly sequence demo and installation activities in commercial and multi-family spaces including critical facilities and sensitive areas
  • Improve work processes, best practices, procedures, and tools for INF team
  • Engage engineering and support staff as needed to clarify field issues, develop alternative approaches, and reduce costs through value-engineered solutions
  • Ensure on-time delivery of high quality, detailed, error-free products
  • Build relationships with key client contacts from site-level personnel up to senior leadership and increase the breadth and depth of client engagements by positioning the INF Associates team as a trusted advisor
  • Manage all aspects of project closeout including all documentation and processes
  • Up to 40% travel, with occasional overnight stays

Industry Expertise

  • Knowledge of energy-efficient lighting and retrofit principles, lighting controls, mechanical equipment, and other energy-efficient equipment
  • Knowledge of utility incentive programs and equipment qualification requirements
  • Knowledge of energy codes and NYC local laws

Collaboration

  • Collaborate with INF teams to deliver cohesive solutions
  • Develop new tools and techniques to improve existing work process and products
  • Support Sales and development of new business pursuits
  • Monitor industry trends and evaluate cutting edge technologies and services for potential client application

Skills & Experience Requirements 

 

  • 3+ years of direct experience in project management in engineering or facilities construction, and in the following areas:
      • Facilities Improvement Projects: Lighting and advanced controls, mechanical, chilled water plants, boiler/steam plants
      • Renewable Energy/Distributed Energy Resources: solar planning/installation/management, CHP, battery storage, ownership models
  • Proven ability to lead a team
  • Proficiency in energy engineering design, customer and subcontractor negotiation, budget creation and management, project scheduling and reporting skills
  • Demonstrated ability to efficiently manage multiple projects, meet deadlines, and satisfy customer’s needs
  • Detail-oriented, organized, and focused time management
  • Excellent communication skills (written and spoken)
  • Proven track record of solving complex business issues, developing deep client relationships, and delivering client satisfaction
  • Experience working in cross functional teams, diverse organizations, and managing complex projects and programs
  • Demonstrate passion, drive and commitment to overcome challenges and achieve excellent results in alignment with company’s mission, vision and values.
  • Skilled in using MS Excel, MS Word and MS PowerPoint
  • Ability to work under tight timelines and schedules
